Estimates
How pricing works
We do not post prices for repairs or roofs, because no two roofs are alike. Here is what decides yours, what the estimate covers and when you get the number.
What decides the price
Fifteen things move the number, and each one shows up on the written estimate. The cards below list them.
How big and how steep the roof is
What it is made of
Moss, rot and the state of the deck
How we reach it
What the estimate includes, and what it does not
A written estimate lists the work line by line. If something is not on it, it is not in the price.
Included: the work listed, cleanup and the photos
Included: the warranty terms for that work
Not included: rot or damage found after work starts, priced first
Not included: chimney masonry, skylights and interior repair
The visit
We come to the house, look from the yard, the ladder and the attic, and take photos. What the visit costs, if anything, is told to you when you book.
Nights, weekends and leaks
We answer the phone Monday to Friday, 7 a.m. to 4 p.m. If water is coming in at night, leave a message or text a photo. We call back first thing and tell you what to do until we can get there. A visit outside working hours costs more, and we say so before we come.
When you get the number
In writing, after the visit, as a flat price for the work listed. If we find rotten decking once the old roof is off, the per-sheet price on the estimate is what you pay.
The fifteen
What moves the price
- 01
Roof area
Measured in squares of 100 square feet. A roof is bigger than the house under it.
- 02
Pitch
A steep roof needs staging and more time.
- 03
Complexity
Valleys, dormers and chimneys add cuts and flashing.
- 04
Material
Asphalt, cedar and metal cost different amounts to repair and to replace.
- 05
Layers to remove
A second layer takes more labor and more dumpster.
- 06
Deck condition
Found after the roof is off. The per-sheet price is in your contract.
- 07
Underlayment and ice barrier
The layers under the roof, and where they go.
- 08
Flashing and penetrations
Vents, pipes, skylights and chimneys each need their own.
- 09
Ventilation
Balanced intake and exhaust, or a fix for what is missing.
- 10
Access
Trees, fences, gardens and slope change how we reach the roof.
- 11
Warranty tier
The maker’s warranty level, and how it is registered.
- 12
Permit
A full replacement usually needs one; repairs usually do not.
- 13
Season
July to September books first and fills fastest.
- 14
Add-ons
Gutters, zinc strips and moss treatment done at the same time.
- 15
Moss and debris
A thick layer takes longer to clear, and changes what we can promise.
The visit
Nine steps, from the call to the follow-up
- 01
Step 1: You book
By phone, text or the form. If water is coming in, say so.
- 02
Step 2: We walk the ground
We look at the roof edges, the gutters and the downspouts from the yard.
- 03
Step 3: We go up, or send a drone
On the ladder when it is dry and safe, on a drone view when it is not.
- 04
Step 4: We check the attic
The underside of the deck, the insulation, any damp or daylight.
- 05
Step 5: We measure
Area, pitch and what is on the roof.
- 06
Step 6: We show you the photos
On a phone, with repair or replace explained in plain words.
- 07
Step 7: You get written options
One page for each choice, with what is and is not included.
- 08
Step 8: Paperwork you can share
Photos and an itemized estimate you can show anyone, including your insurer. You decide whether to file a claim and you deal with your insurer.
- 09
Step 9: We follow up
A call or text a week later, with no pressure.
